Results
A different result begins with seeing the property differently. I begin by identifying the buyer who will most value the home, what that buyer needs to understand and what may be standing in the way. Sometimes it's photography, staging, positioning, story telling, or the way the property is shown. Usually it's a carefully considered combination.

The Challenge, Ridgeway Drive
Ridgeway Drive had been on the market for 170 days with another agent. The Sellers were frustrated. The photographer came in with zero prep to the house which made it look messy and dated. The shower head is hanging down, the shower is full of bottles, the kitchen is cluttered and shot ultra bright washing out the details of a new expensive kichen remodel. The marketing was genaric and not for anyone in particular. The house was getting almost no showings. Listed at $2,899,000.

The Change
After analyzing who the right buyer would be, we addressed some physical changes, created staging to appeal to that buyer, photography was done to show the feeling of the home. We increase the list price and It sold in 9 days for over asking at $3,031,000. The highest price local sale.

"Our house was on the market before and by the time we met Rebecca we were exhausted and starting to believe there was something wrong with it. She was the first person who made us understand that the house was not the problem. The presentation and strategy were the problem. We couldn't be happier with the outcome." V. Duke-Ridgeway Drive

The Challenge,

A stunning an important original Modernist Residence still under the original owner had fallen into disrepair. Sitting on an incredible lot with unblockable panoramic views, the previous agent listed it as a tear down with no regard to the architechture and pedigree. Listed for $1,900,000 for 7 months with no sale and several price reductions.

The Change
Research, documentation and knowing the buyer who would most value this property would want to bring it back to life. 12 offers later and a bidding war and it was purchased by an architect for $2,390,000 who will be moving his family in once repairs are complete.

"Rebecca, I don't know how you were able to do in one week what our last agent couldn't do in 7 months. I'm very thankful we worked with you." Q. Murphy-Via Olivera

A super sexy loft in a highly desirable location was getting ignored. A single man lived alone and it showed. Nothing was happening when listed at $2,450,000.

The Change
We balanced out the masculinity of the space, created more softness and a story that spoke to the right buyer, a couple who wanted a stylish space in a prime location. It sold within days of re-listing at $2,696,000.
"I honestly thought you were full of Shit when you first told me the plan and how you can change the outcome. In my business there is a lot of posturing. I'm now a believer. Not only did I love the changes you made to my place, I went from almost giving up to really grateful and have a lot more money in my pocket thanks to you." A. Swanson-Main St.
